Service Terms & Limitations

Introduction

These Service Terms & Limitations apply to exterior cleaning, pressure washing, soft washing, concrete cleaning, concrete sealing, recurring maintenance and related services provided by Cornwell Exterior Cleaning (“CEC”).

By approving a quote, scheduling service, signing an agreement, authorizing work by text or email, making payment, or allowing work to begin, the customer acknowledges and agrees to these terms. The approved quote, any written change orders and these terms together constitute the service agreement.

1. Authorization to Perform Work

The customer authorizes CEC to enter the property and perform the services described in the approved quote. The customer confirms that they own the property or are otherwise authorized by the property owner to approve the work.

CEC may decline, postpone, stop or modify any portion of the work when conditions are unsafe, inaccessible, materially different from those represented when the quote was prepared, or likely to create an unreasonable risk to people, animals, property, equipment or surrounding areas.

2. Scope of Work

Service includes only the areas and services specifically identified in the approved quote. A surface or object being located within or near the work area does not mean it is included.

Work not listed in the approved quote—including restoration, repairs, painting, debris removal, drainage correction, landscaping work, specialty stain treatment, oxidation removal or interior cleaning—is excluded unless expressly added in writing.

Requests for additional work may require a revised quote or additional charge. No material additional work will be performed without customer authorization.

If concealed conditions, excessive buildup, inaccurate measurements, restricted access or materially different site conditions are discovered after work begins, CEC may propose a revised scope, method, schedule or price.

3. Quote Validity and Pricing

Unless otherwise stated, quotes are valid for 30 days.

Pricing is based on the visible and disclosed conditions existing when the property was evaluated. Pricing may be revised if the scope, surface condition, access, property condition or other relevant circumstances change before service.

A quote is an estimate of the work reasonably anticipated. It is not a guarantee that every stain, discoloration, defect or contaminant can be removed.

4. Cleaning Methods and Solutions

CEC selects cleaning methods according to the material, condition and contamination present. Methods may include soft washing, low-pressure washing, pressure washing, surface cleaning, detergent application, specialty treatment, agitation, rinsing and controlled hand cleaning.

Cleaning solutions may include detergents, surfactants, sodium-hypochlorite-based solutions, specialty products and water. Temporary odors, minor runoff or temporary plant stress may occur despite reasonable precautions.

The customer must disclose known chemical sensitivities, delicate surfaces, specialty coatings, recently treated materials, sensitive vegetation or unusual conditions before service.

5. Customer Preparation

The customer is responsible for preparing the property before CEC arrives. Preparation includes:

  • Close and securely latch all windows, doors, storm windows, pet doors and other openings.

  • Unlock gates and provide necessary access instructions.

  • Secure pets and animals away from the work area.

  • Move vehicles, trailers, lawn equipment and recreational equipment away from the work area.

  • Remove or protect furniture, cushions, flags, decorations, toys, hoses, tools, clothing, paper products, electronics and other loose or valuable items.

  • Remove excessive leaves, loose soil, mulch, pet waste and other debris that would interfere with cleaning.

  • Identify known leaks, defects, loose materials, damaged surfaces, sensitive vegetation, electrical concerns and other vulnerable areas.

  • Protect or remove valuable, delicate, sentimental or irreplaceable property.

Heavy, broken, unstable, fragile, secured or soil-filled items will not ordinarily be moved by CEC. This includes large planters, damaged furniture, storage containers, appliances, grills, statues, equipment and similar objects.

If an item is not removed, the area beneath or behind it may remain uncleaned. Small items may occasionally be moved as a courtesy, but CEC is not obligated to move personal property and does not guarantee that moved items will be returned to their exact original position.

6. Access and Water Supply

Cleaning is limited to areas that can be accessed safely and reasonably using the equipment and methods available at the time of service. Areas obstructed by furniture, vegetation, vehicles, equipment, locked gates or other barriers may be excluded.

The customer must ensure the property is accessible at the scheduled time. If access is denied, pets are unsecured, water is unavailable or the property is not properly prepared, service may be delayed, limited or rescheduled. A return-trip or rescheduling charge may apply.

Unless otherwise agreed in writing, the customer will provide access to a functioning exterior water source with adequate flow and pressure. Customer-provided water remains the customer’s utility expense.

CEC is not responsible for delay, incomplete service or added cost caused by restricted, unavailable, leaking, damaged, frozen or inadequate water access. The customer should disclose well limitations, low-pressure systems, shutoff locations and known water-supply problems before service.

7. Scheduling, Weather, Cancellations and Rescheduling

Scheduled dates and arrival windows are estimates and may be affected by weather, temperature, equipment problems, illness, traffic, prior-job delays, unsafe conditions or other circumstances beyond reasonable control.

Rain does not automatically prevent exterior cleaning. CEC will determine whether site and weather conditions are safe and suitable for the scheduled work.

Customers should provide at least 24 hours’ notice when cancelling or rescheduling. Repeated cancellations, last-minute cancellations, denied access or failure to prepare the property may result in a rescheduling charge, loss of scheduling priority or refusal of future service. Any charge will be disclosed before it is assessed.

8. Doors, Windows and Building Openings

The customer is responsible for ensuring that all windows, doors, storm windows, pet doors, vents and other openings are fully closed, securely latched and reasonably weather-tight before service.

Exterior cleaning involves water and cleaning solution being applied around the outside of a structure. CEC takes reasonable care but is not responsible for intrusion caused by open or improperly closed openings, defective seals or weatherstripping, failed or missing caulk, damaged thresholds, cracked glass, loose trim, construction defects, improper installation, pre-existing gaps or holes, deteriorated siding or roofing, or other conditions that permit water to enter.

Older, damaged or improperly installed windows, doors and fixtures may allow water intrusion even when closed.

9. Windows, Glass and Window Screens

Exterior washing may include rinsing accessible exterior glass located within the quoted work area. This is not professional window cleaning, and spot-free glass is not included unless specifically quoted.

CEC does not guarantee removal of hard-water deposits, mineral staining, paint, adhesive, oxidation, screen staining, scratches, failed coatings, interior contamination, water spots, residue or streaking.

CEC does not remove, reinstall, repair or replace window screens or storm windows. Screens left in place may limit cleaning of the glass, frame, sill, track and surrounding surfaces. Areas behind or beneath screens may not clean completely or uniformly.

If the customer wants screens removed for improved access, the customer must remove them before service and reinstall them afterward. CEC is not responsible for loose, brittle, deteriorated, improperly installed, previously damaged or missing screens.

10. Shutters

CEC does not open, close, reposition, remove, reinstall, repair or secure shutters. Older, decorative or infrequently operated shutters may have weakened hinges, fasteners, anchors, hardware or surrounding wood that can fail when moved.

Cleaning will be performed around shutters in their existing position. Areas directly behind or beneath shutters may receive limited cleaning and may not clean completely or uniformly.

If the customer wants shutters repositioned for improved access, the customer must operate and secure them before service and return them to the desired position afterward. CEC is not responsible for shutters, hinges, fasteners, anchors, trim or surrounding materials that loosen, break, detach or fall because of age, deterioration, hidden damage, improper installation or operation by the customer.

11. Exterior Electronics, Cameras and Electrical Components

The customer is responsible for identifying and maintaining exterior electrical and electronic devices in safe, properly installed and weather-resistant condition. This includes outlets, switches, lights, wiring, speakers, keypads, smart locks, alarm components, motion sensors, video doorbells, Ring-style doorbells, Blink-style cameras, security cameras, pool equipment, controls and similar devices.

The customer must disclose known defective, exposed, damaged, loose, unsealed, improperly installed or non-weather-resistant components before service.

When a component appears vulnerable, CEC may avoid direct washing, reduce water application, temporarily cover or tape the item, hand clean around it, or exclude the surrounding area. Any tape, covering or temporary shield is a precaution only; it is not a waterproof repair and does not guarantee that water, cleaning solution, moisture or condensation will not reach the device.

Cleaning access around exterior electronics may be limited, and surrounding areas may not clean uniformly.

CEC is not responsible for alerts, recordings, temporary interruption, tripped breakers, failed outlets, water intrusion, electrical malfunction or equipment failure resulting from defective installation, missing or deteriorated seals, inadequate weatherproofing, pre-existing damage, loose wiring, manufacturer defects or equipment not designed or maintained for normal exterior weather exposure.

The customer should deactivate or protect alarm systems, motion sensors, automated sprinklers, robotic equipment and similar devices that may be affected by water, movement or cleaning activity.

12. Landscaping, Vegetation and Landscape Materials

CEC uses reasonable precautions around plants, lawns and landscaping, including dilution and rinsing when appropriate.

The customer must identify delicate, newly planted, unhealthy, drought-stressed, recently fertilized or chemically sensitive vegetation before service. Temporary spotting, discoloration or stress may occur despite reasonable precautions, particularly during extreme heat, drought or poor growing conditions.

CEC is not responsible for injury caused by pre-existing plant stress, disease, poor health, heat, drought, overwatering, poor drainage, recent fertilization or chemical application, chemical sensitivity, irrigation problems or failure to disclose vulnerable vegetation.

Mulch, pine straw, soil, gravel, decorative rock and similar materials may shift, wash out, stain or discolor during exterior cleaning, especially in areas with poor drainage or heavy buildup.

13. People, Pets and Animals

The customer is responsible for securing pets and animals before and during service. People, pets and animals must remain away from active work areas, hoses, equipment, wet surfaces and cleaning solutions.

CEC is not responsible for escaped pets, unsecured animals, pet exposure to the work area, delays caused by animals, or pet waste left within the service area. The customer is responsible for supervising children and other occupants during service.

14. Drainage, Runoff and Standing Water

CEC does not correct, design or guarantee property drainage.

CEC is not responsible for standing water, low spots, improper grading, clogged or inadequate drains, soil erosion, mud, landscape runoff, water entering low structures because of grading, re-soiling caused by drainage conditions, or water and debris returning after service.

Areas with poor drainage may retain water, dirt, mud, debris or staining after cleaning. The customer should disclose known drainage problems before service.

15. Pre-Existing Conditions and Fragile Materials

Pre-existing damage, defects and deterioration can affect the cleaning process and final appearance. Conditions may include loose mortar, cracked masonry, damaged or spalled concrete, rotten wood, loose siding or trim, damaged screens, failed paint or coatings, oxidation, rust, efflorescence, loose caulk, failed seals, deteriorated roofing, improper installation, previous pressure-washing marks, structural movement and age-related deterioration.

Cleaning may reveal or make these conditions more noticeable. Exterior cleaning may also dislodge materials that are already loose, damaged, deteriorated, defective or improperly installed, including paint, caulk, mortar, siding, trim, vent covers, fixtures, shingles and decorative components.

CEC will exercise reasonable care but is not responsible for failure, discoloration, uneven results or damage caused by age, deterioration, defective materials, poor maintenance, improper installation, pre-existing damage or failed coatings. Known fragile or damaged areas must be disclosed before service.

16. Cleaning Versus Restoration

CEC provides exterior cleaning, not complete surface restoration.

Cleaning may remove or reduce dirt, algae, mildew, mold, organic growth and surface contamination, but may not completely remove permanent discoloration, oxidation, rust, oil, grease, mineral deposits, efflorescence, fertilizer or irrigation stains, tannins, artillery fungus, paint, adhesive, tire marks, embedded contamination, fading, coating failure or structural staining.

CEC does not guarantee that an older, stained, faded, oxidized, weathered or damaged surface will appear new, perfectly uniform or fully restored.

17. Specialty Stain Treatment

Treatment of oil, rust, oxidation, efflorescence, mineral deposits, artillery fungus, paint, graffiti, adhesive, battery acid, fertilizer staining or other specialty contamination is excluded unless specifically stated in the approved quote.

Specialty treatment may improve a stain without completely removing it. Multiple applications may be required, and some stains may be permanent or may return because of moisture, minerals, irrigation, substrate contamination or continued exposure.

18. Siding, Gutters, Paint and Oxidation

Siding, gutters, soffits, fascia and painted or coated surfaces may develop oxidation, chalking, fading and uneven coloration from age, sunlight and weather exposure. Cleaning may remove surface contamination and make underlying oxidation, fading or prior damage more visible.

Standard house washing does not include oxidation removal, paint correction, gutter restoration, removal of existing pressure-washing marks or gutter brightening unless specifically quoted.

CEC is not responsible for chalky residue, oxidation transfer, faded or uneven coloration, failed or peeling coatings, existing wand marks, tiger striping, or discoloration caused by age, sunlight, prior cleaning or prior chemical exposure.

CEC may limit or decline aggressive treatment when a surface appears too oxidized, fragile or deteriorated to clean safely.

19. Wood Surfaces

Wood is a natural and variable material. Cleaning may raise the grain, expose weathering, reveal discoloration or produce an uneven appearance because of age, species, porosity, moisture, sun exposure and previous coatings.

Standard wood cleaning does not include sanding, staining, sealing, painting or structural repair unless specifically stated in the quote. Loose paint, failed stain and deteriorated fibers may be removed or made more visible during cleaning.

The customer should allow wood to dry fully before coating. Drying time varies with weather, humidity, shade, wood condition and moisture content. CEC does not guarantee that wood will be ready for coating within a specific number of hours or days.

20. Concrete, Brick, Stone, Pavers and Masonry

Porous surfaces may contain deeply embedded or permanent stains. Cleaning may improve but may not fully remove oil, grease, rust, fertilizer or irrigation stains, tannins, tire marks, paint, mineral deposits, efflorescence, battery-acid damage, organic staining, embedded dirt or discoloration from age and repairs.

Cleaning may reveal color variation, patches, repairs, exposed aggregate, cracks, etching, prior cleaning marks, inconsistent curing or other pre-existing conditions. Uniform color and complete stain removal are not guaranteed.

CEC may decline to pressure clean new, weak, flaking, spalled, heavily cracked, insufficiently cured or otherwise vulnerable concrete. CEC is not responsible for damage caused by improper curing, weak surface paste, defective installation, deicing products, previous chemical exposure, age or existing deterioration.

Cleaning pavers may disturb loose sand, soil, weeds, polymeric sand or other joint material. Replacement or replenishment of joint material is excluded unless specifically quoted. Pavers may settle, shift, discolor or retain staining because of pre-existing installation and drainage conditions.

21. Roofs and Elevated Surfaces

General roof cleaning, roof walking and roof restoration are not included unless specifically described in the approved quote.

Limited treatment of safely accessible roof edges, low sections or isolated organic growth does not constitute a complete roof-cleaning service.

CEC may decline any roof or elevated area that cannot be serviced safely using available equipment and methods. Roof treatment may kill or reduce organic growth without immediately removing all visible material; dead growth may weather away gradually. No guarantee is made regarding the rate at which treated growth will disappear.

CEC is not responsible for leaks, granule loss, loose shingles, failed flashing, brittle roofing or other pre-existing roof conditions.

22. Awnings, Fabrics and Specialty Materials

Awnings, outdoor fabrics and specialty materials may be faded, weakened, stained or deteriorated by age, sunlight and weather exposure. Cleaning may improve organic growth and surface contamination but may not restore original color, strength or appearance.

The customer must identify manufacturer instructions, specialty coatings and known material limitations before service. CEC may decline to clean a material when its identity, condition or cleaning tolerance cannot be reasonably determined.

23. Concrete Sealing

Concrete sealing is included only when specifically listed in the approved quote.

Concrete is porous, and sealer performance and appearance vary according to age, porosity, moisture, previous treatments, surface preparation, repairs, temperature, weather, drainage and substrate condition.

Sealing may alter surface color, sheen, texture and traction. A test area may not perfectly predict the final appearance across the entire surface.

Concrete sealer does not make concrete stain-proof, waterproof, crack-proof, maintenance-free, immune to tire marks, immune to moisture problems, immune to efflorescence or immune to future discoloration.

Failure or inconsistent appearance may result from moisture migration, hydrostatic pressure, improper drainage, unknown previous coatings, substrate contamination, incompatible materials, excessive application or pre-existing concrete defects.

The customer must follow all curing, traffic and maintenance instructions. Vehicles, furniture, foot traffic, water, irrigation, pets and other activity must remain off sealed surfaces for the period communicated by CEC. Damage caused by premature use, weather, irrigation, pets, vehicles, furniture or failure to follow aftercare instructions is not CEC’s responsibility.

24. Property Care Plans and Recurring Services

Property Care Plans and recurring services are governed by the applicable quote, plan description and any written agreement.

Plan pricing assumes that the property remains under reasonably maintained conditions. Excessive buildup, unusual staining, major property changes, restoration-level conditions, expanded scope or difficult access may require additional charges.

Recurring service does not guarantee the same calendar date for every visit unless an exact date is specifically agreed upon. Timing may be adjusted because of weather, scheduling, property conditions or operational requirements.

The customer must keep contact information, access instructions and relevant property information current. Plan benefits and pricing apply only while the plan remains active and in good standing.

25. Personal Property, Vehicles and Equipment

CEC is not responsible for damage to furniture, cushions, electronics, tools, decorations, flags, toys, grills, artwork, paper products or other personal property left within the work area after the customer was instructed or reasonably expected to remove or protect it.

Vehicles, trailers, lawn equipment and recreational equipment should be moved away from the service area. CEC is not responsible for overspray, water spots, dirt transfer or cleaning-solution exposure involving movable property left within or immediately adjacent to the work zone after reasonable preparation instructions have been provided.

26. Photographs and Documentation

CEC may take photographs or video before, during and after service for condition documentation, quality control, customer communication, recordkeeping, training and dispute resolution.

Project images may also be used for portfolio, educational, website, social media or marketing purposes unless the customer requests otherwise in writing before service.

Reasonable efforts will be made not to publicly disclose names, street addresses, license plates, private documents, security information or other sensitive identifying details without permission.

27. Completion, Inspection and Service Concerns

The customer is encouraged to inspect completed work promptly. Any concern believed to have resulted from the service should be reported as soon as reasonably possible, preferably within 48 hours of completion.

Prompt notice allows CEC to inspect the condition, review documentation and determine whether corrective action is appropriate. Delay may limit the ability to verify or address the concern.

CEC must be given a reasonable opportunity to inspect and address a substantiated service concern before another contractor performs corrective work.

CEC is not responsible for new dirt, pollen, leaves, irrigation overspray, animal activity, runoff, weather, construction, traffic, fresh organic growth or other conditions occurring after service.

28. Results

CEC will make reasonable efforts to provide professional and appropriate cleaning results. Final results vary according to surface age, material, condition, porosity, staining, oxidation, previous coatings, prior maintenance, drainage, weather, access, water supply, construction quality and other site conditions.

No representation is made that every stain, discoloration or contaminant will be completely removed. A meaningful improvement does not necessarily mean that a surface will look new or perfectly uniform.

29. Payment Terms

Payment is due upon completion unless different terms are stated in the quote or agreed upon in writing. Approval of a quote creates an obligation to pay for authorized work that is completed.

The customer should raise concerns promptly but may not withhold payment for portions of the work that are not reasonably disputed.

Late payments, returned payments, chargebacks, unpaid balances or failure to pay as agreed may result in disclosed fees, collection activity, recovery of legally allowable collection expenses, suspension or cancellation of future service, loss of plan benefits or refusal of future work.

Any card-processing fee or other payment-related charge will be disclosed before payment when applicable.

30. Changes and Additional Charges

Additional charges may apply when the requested scope expands, property conditions differ materially from those disclosed, excessive buildup requires substantially more labor or product, specialty treatment is requested, a return visit is required because of denied access or inadequate preparation, extra materials or services are authorized, or concealed conditions are discovered.

No material additional work will be performed without customer authorization. Authorization may be documented through an approved revised quote, text message, email, digital approval or other written agreement.

31. Refusal or Suspension of Service

CEC may decline, postpone or discontinue work because of unsafe conditions, severe weather, aggressive or unsecured animals, hazardous materials, electrical hazards, structural instability, inadequate water access, customer interference, abusive or threatening conduct, requested methods likely to damage property, nonpayment or conditions materially different from those represented.

The customer remains responsible for payment for authorized work completed before service was stopped.

32. No Waiver of Non-Waivable Rights

Nothing in these terms is intended to waive responsibility that cannot lawfully be waived or to eliminate rights or remedies provided by applicable law.

These terms are intended to define the scope of service, disclose normal exterior-cleaning risks and establish reasonable responsibilities for CEC and the customer.

33. Acceptance of Terms

By approving a quote, scheduling service, signing an agreement, authorizing work by text or email, submitting payment or allowing work to begin, the customer confirms that they:

  • Reviewed the approved scope and pricing.

  • Had an opportunity to ask questions.

  • Are authorized to approve the work.

  • Understand the stated exclusions and limitations.

  • Agree to these Service Terms & Limitations.

The version of these terms in effect on the date the quote or service is approved will apply to the work.
